Sole Selling Agency: What It Means, and When a Developer Should Appoint One
The three ways new homes get sold in India, where sole selling fits, the terms to settle before signing, and the one situation where it is the wrong answer.
Every developer has had the conversation. The in-house team is stretched, the broker panel is chaos, and someone suggests handing the whole project to one partner. That partner is a sole selling agent. Here is what you are actually buying.
Three ways to sell a project
A broker panel is many channel partners, each sourcing buyers for a fee, none responsible for the total. An in-house team is the developer's own sales operation, on payroll whether the project moves or not. A sole selling agency is one external partner given the whole project and measured on the whole number.
Terray's site draws the line in three short sentences: "An agency delivers a service. A broker sources a buyer. A mandate firm carries the outcome." Sole selling is the carrying-the-outcome model applied to sales. The partner typically runs the site, the pre sales desk, the CRM, the channel partner programme and closure, and is paid on results.
Sole selling versus a full mandate
A mandate is broader. It starts before construction, with research, product, pricing and positioning, and only then runs sales. Sole selling can be the sales half of that, or a standalone appointment on a project whose product and price are already fixed.
The choice is simple to state. If the product and price are right and the sales engine is the problem, sole selling is the narrower, faster fix. If the product or price is wrong, no sales partner will fix it, and the honest ones will tell you so before signing.
What happens to your channel partners
Nothing bad, if the agent is any good. Brokers are not replaced by a sole selling appointment. They are managed by it. CREDAI put channel partners at close to 60 percent of residential sales this year, from an estimated 45,000 to 60,000 active partners. The Bengaluru share is not published, but no sales head would put it much lower. A sole selling agent's first job is to run that network for the project: one brief, live availability, a price that holds, payouts on the date promised.
Terms to settle before you sign
None of this is legal advice. It is the commercial checklist that keeps a sole selling appointment from souring in month three.
- Scope. Which inventory, which phases, and whether units that come back on cancellation are included.
- Exclusivity. The period, what triggers renewal, and what the developer's own team may still do in the meantime.
- Fee. The base, any milestone incentives, and how channel partner brokerage flows through it.
- Reporting. What the developer sees, how often, and from whose CRM.
- Exit. The performance test, the notice period, and who owns the lead data on the way out.
When sole selling is the wrong answer
When the product is mispriced. Bengaluru is carrying 79,200 unsold homes and roughly fifteen months of stock. An agent inheriting a wrong price band will burn its brokers' trust before it fixes the number, and the developer will conclude the agent failed. Fix research and pricing first, sales second. And if you want positioning, marketing and sales in three different hands, the model will fight the structure from day one.
One partner, one number
The appeal is a single accountable answer to the question every developer asks on Monday: how many did we sell. Terray works only this way, founder-led and on exclusive mandates, and its founder's promise on the site is the standard to hold any exclusive seller to: "To the developers and landowners who trust us with their life's work: we'll treat it as our own."
No jargon. We promise.
