Launch Planning

The 90 Days Before a Bangalore Launch: What to Do, in Order

Registration first, then three blocks of thirty days. The sequence that keeps a launch from being assembled from five vendors and one tired developer.

Terray's home page describes how most projects come to market: "The old way of launching a project is to assemble it. A branding agency here, a digital agency there, a media buyer, a sales team, a set of brokers. Many briefs, many invoices, many versions of your story, and one developer left holding them together while the launch window closes." The alternative is not a bigger agency. It is a sequence, with one owner.

Day zero is registration

Section 3 of the Real Estate (Regulation and Development) Act, 2016 bars advertising, marketing, booking or selling any plot or apartment in a project before it is registered with the state authority, with limited exemptions for very small projects. In Karnataka that makes the K-RERA registration date the first fixed point on the calendar. Research, positioning, pricing and channel partner preparation can all happen before it. Public promotion and bookings cannot.

You are not launching into a quiet corridor

Bengaluru launched about 21,700 homes in the April to June quarter of 2026, more than a fifth of all new supply across India's top seven cities, and was carrying 79,200 unsold units at the end of it. A project does not launch against the one next door. It launches into a quarter with thousands of other launches, most of them assembled the old way and telling the same story.

Days 1 to 30: understand and position

Walk the land. Map the competing supply with quoted and closing rates. Profile the buyer within reach. Decide the product and inventory mix on that evidence. Then write the one sentence: for this buyer, this project is the one that does this, because of that. Nothing visual is commissioned until the sentence exists.

Days 31 to 60: price and equip

Build the pricing architecture: launch band, escalation ladder, held inventory, channel partner brokerage built into the rate, and the rule for when the band gets revisited. Produce the identity and collateral from the sentence, not the other way round. Stand up the CRM and the pre sales desk with its service standard. Register the first channel partners and brief them on the sentence, not the amenities.

Days 61 to 90: pre launch and launch

Release availability and pricing to activated partners first. Run the site experience end to end with a test visit, from the enquiry form to the gate to the follow-up call. Then open bookings. The first thirty days after launch belong to follow-through: the weekly funnel review, partner payouts on the published date, and the escalation ladder applied only when its milestone is actually met.

The process never changes. The answer always changes.

That line is from Terray's services page, and it is the whole discipline. The order above is the process, and it is the same every time. The positioning, the price band, the partner mix and the creative are the answers, and they come from this land and this buyer, never from the last project.

One owner for the sequence is what makes it hold. When the same person carries the sentence from research into pricing, into the broker briefing and into the pre sales script, the story a buyer hears on the hoarding is the one she hears at the gate.

Before the hoarding goes up

  • RERA registration date fixed, every milestone counted from it
  • One-sentence positioning written and agreed before design begins
  • Pricing architecture documented, with its correction rule
  • CRM live and the pre sales standard in writing before the first partner briefing
  • Channel partners briefed on the sentence and given live availability before public launch
  • The first thirty days of follow-through in the calendar, weekly review included

If your launch plan starts with the hoarding, start again from the land. That is where Terray begins every mandate, and where the conversation with us starts.

No jargon. We promise.
